This guide is the suggested retail pricing for NRCIA’s various inspections and certifications. NRCIA members are not required to follow these pricing guidelines. Members are responsible for understanding their market and its pricing threshold.
This guide does not include seasonal pricing or mileage rates. Both pricing practices are recommended by the NRCIA, but the rates vary too widely to provide pricing guides.
This guide breaks down the pricing by the type of service rendered.
LeakFREE® Roof Inspection
Residential
Base Pricing (Property 2,500 SF or less)
LeakFREE® Inspection: $350
Larger Roofs (Property 2,500+ SF)
Base Pricing + 10% of the SF above 2,500 SF
Larger Roof Example: A 3,000 SF property would be $400 ($300 + $50*)
*500 Extra SF x 10%
Commercial
Pricing is 10% of the total roof SF (minimum of $350)
Example: A 5,000 SF roof would be $500
ForensicROOF® Inspection
Cost varies; a specialist (e.g. structural engineer, environmental specialist) inspection and testing, or expert witnesses may be an additional cost.
Residential
Base Pricing (Property 2,500 SF or less)
ForensicROOF® Inspection: $600
Larger Roofs (Property 2,500+ SF)
Base Pricing + 10% of the SF above 2,500 SF
Larger Roof Example: A 3,000 SF property would be $650 ($600 + $50*)

Commercial
Pricing is 10% of the total roof SF (minimum of $600)
Example: A 7,000 SF roof would be $700
Insurance Claim Inspection
Prerequisite: The insurance claim has been submitted.
Cost: $400; can vary depending on the scope of the inspection. Paid for by the insurance company.
Diagnostic Inspection
Prerequisite: LeakFREE® Certification issued; customer must notify the company within 10 days of the discovery of roof damage.
Cost: $250; refundable if the damage is covered by a certification or warranty
Replacement Report
Cost: $99
Leak Investigation
Cost: $99. Can upgrade to include a consultative report for an additional $50*.
*The consultative report only covers leak area, not the full property
Annual Maintenance
Prerequisite: Active LeakFREE® Certification
Cost: $99; actionable items must be completed within 30 days, otherwise, certification is void.
LeakFREE® Roof Certification
Prerequisite: LeakFREE® Roof Inspection completed and any damage repaired

Repair Warranty
Prerequisite: Completion of repairs by a member. No active LeakFREE® Certification (clients cannot hold both a warranty and certification for the same roof system)
Cost: $0; included in the cost of the repairs. Length up to the member.
Transfer Ownership of Certification
Transfer of Certification: LeakFREE Certification issued; after the first successor owner, the roof must be re-inspected for all further transfers.
Cost: $50; must be transferred through escrow
Transfer of Warranty: Repair Warranty issued; after the first successor owner, the roof must be re-inspected for all further transfers
