Are roofs normally a problem?
- Roof deficiencies are the most common problem reported by home inspection associations. 30% of real estate inspection claims are due to roof leaks and water penetration. 39% of homeowner™s insurance claims are because of roof problems.

Can any roofing contractor issue a LeakFREE® Roof Certification?
- No! The United States Patent and Trademark Office has granted the exclusive right to the NRCIA to perform VisualROOF® Inspections and issuing LeakFREE® Roof Certifications. The NRCIA grants to its active members the right to perform inspections and issuing through its system LeakFREE® Roof Certifications. Anyone else who performs inspections for the purpose of issuing LeakFREE® Roof Certification is infringing on patents, trademarks and copyrights and is subject to legal and financial consequences. Anyone who hires a non-conforming company could also be liable.

Does roof coverage under home warranty plans costs extra and is it extremely limited?
- Yes and yes. Some home warranty insurance plans offer one year coverage of the roof as an option. These are called “roof riders”. When the roof leaks, the home warranty company sends out a roofer to provide spot roof repairs or requires you to get three bids from various roofers. Unless you happen to have proof on the condition of your roof at the time the rider was issued your ability to collect depends upon the after-the-fact opinion of whoever was called out by the warranty company to do the repair work. The NRCIA”s trademarked two-year LeakFREE® Certification agreement is a superior alternative. Doesn’t the home inspector inspect the roof?
- Home inspectors are limited to looking for visible signs of existing problems. Only 46% of roof damage can be seen from the ground in a normal home inspection. They can only report on the condition of the roof on the day of inspection. They cannot guarantee the future performance of a roof. Generally, home inspectors will defer their opinion and recommend a further inspection of the roof by a licensed roofing professional.

How long is the certification period?
- The standard certification is for two years which is the usual the time in which a buyer can have recourse against the sellers and agents. However, in certain situations lenders like FHA, HUD, Conventional Lenders and insurance companies can require a longer LeakFREE® certification period. The NRCIA can qualify roofs for a LeakFREE Certification for up to five years.

If the roof does not meet the LeakFREE® Roof Certification criteria, can anyone make the repairs?
- Yes, any roofing contractor can make the repairs. However, if a contractor who is not an NRCIA member makes the repairs, then another inspection by an NRCIA member would be required to determine if all the mandated repairs were made to meet the LeakFREE® Roof Certification criteria. This becomes costly because it sometimes takes several inspections to make sure that all the repairs are properly made.

What about storm damage or third party damage?
- The standard LeakFREE® Roof Certification does not include services for “acts of god” or third party damages. However, in the event of storm damage, we will work with your insurance company to get your roof repaired. The certificate holder would still have to pay their insurance deductible and the insurance company would pay the balance.

What does a LeakFREE® Roof Certification cover?
- The standard LeakFREE® Roof Certification covers repairing leaks from normal wear and tear or a leak missed by the inspector during the certification period.

What happens if a leak occurs during the LeakFREE® Roof Certification period?
- The LeakFREE® certificate holder notifies the member who issued the certification that a leak has occurred. The member performs a priority leak inspection to determine the proximate cause of the leak for a nominal service call fee. If it is determined that the leak was caused by a normal wear and tear or an error on the part of the inspector, all necessary steps would be taken to stop the leak at no additional cost to the certificate holder. If there is any dispute with the member recommendations, contact the Chapter President in your area.

What happens when a certified roof leaks?
- Our certification services include stopping leaks from normal wear-and-tear, perils of nature, and third party damage. In the unlikely event of a leak, a NRCIA member will make a priority service call to determine the cause of the leak for a nominal fee specified on the certificate. If it is determined that the leak is from normal wear-and-tear or is covered under our repair warranty, it will be stopped at no additional cost. Fixing leaks from other causes is at additional cost, but is frequently covered by homeowners insurance. We are experienced in working with home insurers and will perform associated repair services for a fair price in order to keep the certification in force.

What is a LeakFREE Certification?
- A LeakFREE® Roof Certification is a formal certificate issued by a NRCIA member after s/he has performed a VisualROOF® inspection of a property following the NRCIA Inspection Protocols and has determined that the roof has met the LeakFREE® Roof Certification criteria subject to its terms and conditions.

Return on Investment (ROI) is the annual return you receive on an investment, displayed as a percentage. For example, if the bank is offering a 5% interest rate, then you intuitively know a deposit of $100 today will return an additional $5 a year from now, making the ROI 5%.
Payback Period is nothing more than time needed before you recover your investment. Let’s go back to our $100 investment, but make the annual return $50 (or a 50% ROI). If you receive $50 every year, it will take two years to recover your $100 investment, making your Payback Period two years.

How to become an NRCIA Certified Roof Inspector
Earning your certification is a straightforward process. Complete our training, conduct a practice inspection, and meet with an Instructor.

Are Roof Rejuvenation Products a Good Investment for Asphalt Roofs?
Many property owners, homeowner associations, and 55+ communities are asking whether roof rejuvenation products are a smart alternative to full replacement. With commercials and marketing promising years of added roof life, it’s natural to wonder if this option could save money.
At the National Roof Certification and Inspection Association (NRCIA), our role is to provide unbiased guidance. NRCIA does not test or endorse rejuvenation products. Instead, we rely on the collective expertise of our certified inspectors and more than 30 years of case studies.

These treatments are designed to restore pliability in asphalt shingles, helping them resist brittleness as they age. In select cases, they may help a roof continue functioning until its expected lifespan is met.

NRCIA field data shows that, in many cases, the money spent on rejuvenation can instead be invested in repairs and a LeakFREE® Roof Certification, which actually protects against leaks.
The NRCIA Approach: Inspect, Repair & Certify™
Our recommendation is always to start with a professional inspection. Out of most recent 6,460 roof inspections conducted nationwide, over 66% of roofs either qualify or can be repaired to qualify for a LeakFREE® Roof Certification. This certification provides assurance against leaks—something rejuvenation products generally do not offer. This data is slightly skewed as more than 19% of the remaining portion did not have a qualifying inspection performed, basically meaning that the 19.1% of inspections can be disregarded as these inspections were performed to see if the roof was in serviceable condition to receive solar, were installed according to manufacture specifications and local building codes or to determine the proximate cause of loss as it relates to an insurance claim to name a few.

Bottom Line
Roof rejuvenation may be an option in limited circumstances, but it should not replace proper inspection, repair, and certification. Deferring a replacement for too long often increases long-term costs.
