Are roofs normally a problem, or normally just worn?

Owners and agents ask us a version of the same thing constantly: are roofs normally a problem? The useful answer separates two states that look identical from the driveway. Most roofs are not failing. A great many are quietly wearing, and wear that nobody documents is what turns into a claim.

Roof deficiencies show up often in home inspection findings because a roof is the one assembly on a house that takes weather from every direction, every day, with no maintenance schedule attached to it. Nothing about that makes a roof fragile. It makes a roof worth looking at on purpose.

What NRCIA member inspections actually find

Across 6,460 member inspections nationwide, more than 66 percent of roofs either qualified for a LeakFREE® Roof Certification or could be repaired to qualify. That is the real shape of the problem. Two roofs in three were sound, or were a defined repair away from sound.

The value of an inspection lies in knowing which third you are in, what specifically is driving it, and having that on paper before a buyer, a carrier or a storm forces the question.

What tends to go wrong first

  • Penetrations. Flashing, vents, skylights, chimneys and solar mounts. Water gets in where the roof stops being a roof.
  • Drainage. Clogged gutters, blocked drains and standing water on low-slope sections.
  • Surface wear. Granule loss, lifted edges, split laps, cracked tile, failed sealant.
  • Prior work. Repairs done cheaply or in the wrong sequence, often the single most common finding on an otherwise healthy roof.
  • Ventilation. An attic that traps moisture damages sheathing from underneath, with no visible sign outside.

Why a five-zone check tells you more than a walk-by

A LeakFREE® Check covers five zones: interior, attic, exterior, perimeter and rooftop. Water travels. A stain on a bedroom ceiling is often several feet from where the water entered, and a roof surface that photographs beautifully can sit above sheathing that is already soft.

Checking all five zones is how an accredited member tells ordinary wear apart from an active defect, and how a finding survives being handed to an adjuster, a lender or an attorney later. Think Like a Raindrop™. Water finds every weakness, and the job is to find it first.

When to have a roof looked at

Have an accredited NRCIA member inspect the roof before you list or buy a property, after any severe wind or hail event, before a solar installation, when a certification is nearing its expiration date, and when anyone other than an NRCIA member has performed repairs.

NRCIA does not inspect roofs or issue certifications. We set the standard, accredit the members who do that work, and maintain the directory where you can find one.
