What a certified roof damage inspection report actually is

A certified roof damage inspection report is a written record of one roof, at one address, on one date. A trained inspector examines the roofing system, documents what is there, and explains what the findings mean. Photographs. Measurements. Notes on materials, slope, flashing, penetrations and condition. The document stands on its own, which is what makes it useful to an adjuster, a buyer, a lender or a court.

The free roof check advertised after a storm is a different thing. It is usually a short visual pass by a salesperson, and the deliverable is a quote. Both have a purpose. Know which one you are getting before anyone climbs a ladder.

What is inside the report

NRCIA members work from a five-zone method called the LeakFREE® Check. The zones are the interior, the attic, the exterior, the perimeter and the rooftop. Water ignores the boundaries between them, so the inspection does too. Think Like a Raindrop™ is the shorthand for it: water finds every weakness, and the inspection is built to find it first.

A completed LeakFREE® Roof Inspection Report from a member generally covers:

  • Property address, inspection date, and the name and accreditation of the individual who performed the work
  • Roof type, covering material, approximate age, slope and layer count
  • Photographs of every condition noted, keyed to a location on the roof
  • Findings by zone, including flashing, penetrations, drainage, attic ventilation and interior evidence of water
  • Repair items in priority order, with the reasoning behind each one
  • A read on remaining service life based on what the inspector observed

Plain language matters here. A homeowner and an attorney should both understand the report on a first pass.

Where the report does real work

Insurance claims

A carrier evaluates evidence. A dated, photographed, standards-based report from an accredited inspector who has no stake in the repair gives an adjuster something concrete to work from. It will not decide your claim. It does keep the conversation anchored to documented conditions instead of competing opinions.

Buying and selling

Roofs stall transactions. A seller who puts a current report on the table removes the largest unknown from the negotiation before it becomes an argument. A buyer who orders one learns what they are taking on while the contingency period is still open, and gains a documented basis for requesting repairs or a price adjustment.

Maintenance planning

Most roof failures start small and stay hidden for a while. A lifted flashing. A cracked pipe boot. A valley that stopped draining two seasons ago. Annual documentation turns roof spending into a schedule you control instead of an emergency you react to.

Certification and warranty are separate instruments

A LeakFREE® Roof Certification records that a specific roof, at a specific address, on a specific date, met the published LeakFREE® criteria. It is issued by the accredited individual who performed the inspection, and it is generated and registered through the InspectionPLUS® platform. A certificate produced outside that platform is not valid.

Term length follows the findings: slope, materials, condition, and what the inspector actually saw. Ten years is the maximum. The expiration is printed as a date, and it is never stretched to help close a sale. If repairs are performed by someone other than an NRCIA member, re-inspection is triggered.

A certification is a record of condition on a date. It does not promise the roof will never leak, it is not insurance, and it is not a service contract. Any product covering future events is a separate agreement with its own terms, and those terms are worth reading yourself.

Choosing the inspector

There is no federal license for roof inspectors. That fact is worth sitting with, because it means anyone can print a business card that reads “roof inspector.” The vetting falls to you.

Ask for three things:

  • The credential, by name. An NRCIA Certified Roof Inspector (CRI) has completed the RoofGUARD™ program. A Forensic Roof Inspector (FRI) has completed ForensicGUARD™, which is built for findings that a carrier or a court may review.
  • Verification. Accreditation belongs to a person, not to a company. Look the individual up in the NRCIA member directory before you book.
  • The method. Ask which zones get inspected and what the deliverable looks like. A member should be able to walk you through all five without hesitating.

LeakFREE® is our federally registered trademark. Only NRCIA members can issue a LeakFREE® certification.

When to schedule one

Three moments justify the cost. After a storm that brought hail or sustained wind, because bruised shingles and lifted seals rarely show from the ground. Before a listing or an offer, while there is still time to act on whatever turns up. And once a year the rest of the time.

NRCIA sets the standard, trains and accredits members, administers the LeakFREE® certification system, and maintains the directory. The inspection, the report and the certification are the work of the accredited member you hire. Across 6,460 member inspections nationwide, more than 66 percent of roofs either qualified for a LeakFREE® certification or could be repaired to qualify. Most roofs turn out to be sound or fixable. Documentation is how you find out which one you have.
