What roof certification software is for
Roof certification software takes an inspection from the roof to a finished, defensible document without a second pass at a desk. It holds the checklist, captures photographs against the finding they belong to, generates the report, and tracks what you issued and when it expires. The alternative is a phone camera, a spreadsheet and a template that changes every time somebody edits it.
The reason to care is consistency. Reports get read by adjusters, agents, attorneys and property managers who compare them against other reports. A file that follows the same structure every time gets reviewed faster and argued with less. Reporting software is the mechanism that makes a standard hold across a team.
Features that matter in the field
A mobile interface that works one handed
Your office is a roof in daylight. The application has to run on a phone or tablet, capture photographs into the correct finding without retyping, and survive losing signal in an attic. Test offline behavior before you buy. A tool that requires connectivity to save is a tool that loses a morning’s work.
Report generation with fixed structure
The point of automated reporting is that the sections cannot drift. Look for locked templates, mandatory fields, photograph captions bound to their finding, and export to PDF. Members generate LeakFREE® Roof Inspection Reports through InspectionPLUS®, which keeps the format identical from one inspector to the next.
Certification tracking and renewal dates
A certification carries a printed expiration date. Software that stores that date and reminds both you and the property owner ahead of it turns a completed job into a scheduled one. This is the difference between an inspection business and a queue of one time transactions.
Compliance support where you work
If you handle exterior elevated elements in California, your platform should support the documentation those statutes call for. SB 721 covers multifamily rental buildings with three or more units, with an initial inspection deadline that passed on January 1, 2026 and re-inspection every six years. SB 326 covers condominium and homeowner association buildings, with a deadline that passed on January 1, 2025 and re-inspection every nine years. Buildings that missed the initial deadline are in overdue compliance, not out of scope, and the documentation trail matters more in that situation rather than less.
Integration with the tools you already run
Scheduling, CRM and accounting all touch the same job. Confirm the integrations exist before you commit, because double entry quietly eats the time the software was bought to save.
The main options
InspectionPLUS®
NRCIA’s platform, built around certification rather than around estimating. It produces proposals, generates LeakFREE® Roof Inspection Reports, and tracks certification terms and renewals. It is also the system of record for the certification itself. Every LeakFREE® certificate is generated and registered through InspectionPLUS®, and a certificate produced outside it is not valid. LeakFREE® is our federally registered trademark, and only NRCIA members can issue a LeakFREE® certification. Access comes with NRCIA membership rather than as a separate subscription.
Roofr
An all in one platform aimed at roofing contractors, covering lead management, aerial measurement reports, estimates, proposals and invoicing. Strong on the sales and production cycle, built for selling roofs more than for documenting their condition.
RoofSnap
Measurement and estimating focused, favored by smaller teams for speed. Quick to learn, light on the certification and renewal side.
General inspection platforms
Home inspection tools can produce a roof section, but they treat the roof as one component of a whole property report. If roof condition is the deliverable you sell, a general platform will need workarounds.
What it costs, and what else it costs
Most providers sell subscriptions with plans priced per user or per report volume, and some publish a free plan with limited output. Association platforms often bundle software access with membership, which changes the comparison: you are weighing a software line item against a package that includes training, accreditation and the credential itself.
Budget for two costs that never appear on the pricing page. Training time, because an unlearned platform is slower than the paper it replaced. And data migration, because moving client records and past reports out of an old system is where most rollouts stall. Ask any vendor what their migration process looks like and who does the work.
How to choose without wasting a quarter
- Write down your actual bottleneck. Report turnaround, missed follow ups, inconsistent output across inspectors, or billing. Choose against that, not against a feature list.
- Run a real inspection through the trial. Not a demo property. A real roof, on a real phone, in real sunlight.
- Read the output as a reviewer would. Hand the generated PDF to someone who was not on the roof and ask what they cannot tell from it.
- Include the people who will use it. An inspector who was not consulted will keep using their camera roll.
- Check the exit. Confirm you can export your reports and client data in a usable format if you leave.
Software supports a standard. It does not create one. The platform is worth what the process behind it is worth, which is why the accreditation and the tooling are sold together rather than separately.
