“The NRCIA is an innovative and unique organization that encourages independence but also provides structure, community and an overabundance of resources to help its members thrive. The apparatus was in place; all I had to do was plug into it.”
Property managers and HOAs
One standard, across the whole portfolio.
A board, a carrier and an owner all want to know where the roofs stand, and none of them want to find out from a leak. Accredited NRCIA members document every roof to the same published standard, so the reports compare.
What keeps you up
Liability, code exposure and surprise capital costs across a portfolio.
What the standard gives you
Proactive management, and documentation that holds up with a board, a carrier and a court.
What fits
The inspections people in your position ask for
LeakFREE® and annual inspections
The same criteria applied to every roof, so condition can be compared across buildings and years.
SB 721 and SB 326 inspections
Balconies, decks, walkways and stairways, inspected by members who hold the E3GUARD™ California tracks.
Storm documentation across a portfolio
StormCHECK™ inspections property by property, so the whole portfolio is on record after an event.
Forensic inspection for disputes
When a contractor’s work or a claim needs a neutral finding.
Why independence matters to you
An evaluation carries more weight when the person writing it has no stake in the work that follows.
Boards answer to owners, and managers answer to boards. A report from an inspector with a signed conflict-of-interest disclosure, working to a published standard, is one you can put in front of either.
The moments
When managers and boards call
Capital planning
Where every roof stands, in writing, before the budget is set.
A board decision
A neutral report to put in front of the board and the owners behind it.
After an event
The same documentation across every property the storm reached.
Balconies and decks
Elevated elements on multi-family and association buildings in California.
In their words
What property managers and hoas say
I have made it a priority to hold myself to a higher professional standard in a largely unregulated market… NRCIA has provided a practical framework for putting that knowledge to use, in reporting that property owners can understand and rely upon.

Questions
Frequently Asked Questions
Something else? Ask us directly.
No. A planning report gives a board a written picture of its roofs for its own planning. It is not a compliance inspection, and it does not decide what the association will approve.
Members who hold the E3GUARD™ California tracks inspect exterior elevated elements. Whether a building is covered and when its deadline falls are questions for the statute and your counsel.
Because it is what lets one report be read against another. A roof graded by one inspector’s habits cannot be compared with a roof graded by someone else’s.
